Schiller Projects has investigated and dissected how the Mass Timber industry can aid in curbing global CO2 e missions produced by the construction industry, as well as how Mass Timber is fabricated and implemented.
Embracing the mass timber revolution.
Mass Timber, compromising a family of timber products from Cross Laminated Timber (CLT) to Dowel Laminated Timber (DLT), is an alternative construction approach that offers cost value in the form of time-savings. In addition, the allure of materials when combined with significant positive environmental impact (compared to traditional building strategies such as concrete and steel structure), make timber panelization a unique pre-fabrication strategy.

A Mass Timber project is between 2-6% higher in hard costs, but offers 20% lower project overhead costs. A landlord can begin collecting rent substantially sooner than when a project is built out of conventional steel or concrete. Timber projects reduce subcontractors involved and streamline construction processes, while eliminating scaffold install and removal.

Currently, Schiller Projects is engaged in optimizing the unique suitability of prefabricated timber systems by retrofitting older masonry structures, which would otherwise face demolition or carbon-heavy renovation. We anticipate our Brooklyn Mass Timber House will be a case study to bring to smaller market cities, where an abundance of these structures and lower land costs meet an acute housing crisis.
